Thinking about becoming a licensed real estate salesperson in Alabama? Before you can legally practice real estate, the Alabama Real Estate Commission requires applicants to complete several important steps.

This checklist outlines the official requirements for obtaining an Alabama real estate salesperson license, beginning with pre licensing education and continuing through post licensing and continuing education requirements.

Step 1: Meet Alabama’s Basic Eligibility Requirements

Before applying for a real estate license in Alabama, applicants must meet the following requirements:

  • Be a U.S. citizen, permanent resident alien, or legally present in the United States

  • Be at least 19 years old

  • Show proof of bona fide residency in any U.S. state

  • Show proof of high school graduation or equivalent

  • Not have been convicted of a felony or crime involving moral turpitude

  • Not have had a real estate application or license rejected or revoked in any state within the past two years

  • After meeting these eligibility requirements, applicants must complete the required education and pass the Alabama real estate licensing examination.


Step 2: Complete the 60 Hour Pre Licensing Course

Prior to taking the Alabama real estate licensing exam, applicants must successfully complete an approved 60 clock hour pre licensing course.

This course is designed to prepare future real estate professionals with the foundational knowledge required to understand:

  • Alabama real estate law

  • Contracts and agency relationships

  • Property ownership and transfer

  • Real estate finance

  • Ethics and professional responsibilities

  • Real estate calculations and exam preparation


Important Timeline Requirement

After completing the pre licensing course, students have six months to pass the Alabama state licensing exam.

If the exam is not passed within that six month period, the pre licensing course must be retaken before the student can become eligible again.

Because of this deadline, many students choose to schedule their licensing exam shortly after completing their coursework while the material is still fresh.


Step 3: Pass the Alabama Real Estate Licensing Exam

After successfully completing the 60 hour pre licensing course, applicants become eligible to sit for the Alabama real estate licensing exam.

The exam evaluates both national real estate principles and Alabama specific real estate law.

Passing the licensing exam is required before an applicant can move forward with obtaining an active real estate license in Alabama.


Step 4: Complete Post Licensing Education

Many new agents do not realize that obtaining a temporary license is not the final step.

After becoming licensed, Alabama requires new salespersons to complete an additional 30 hour post license training course.


Post Licensing Deadlines

  • Active licensees must complete the 30 hour post license course within the first six months of licensure

  • Inactive licensees must complete the course within the first year of licensure

  • Completion of the post license course is required in order to receive an original permanent license

  • Failing to complete post licensing requirements on time can impact a licensee’s ability to remain active.


Step 5: Maintain Your License With Continuing Education

Obtaining a license is only the beginning of a successful real estate career. Alabama real estate salespersons are also required to complete continuing education in order to maintain an active license.

Every two years, active licensees must complete a total of fifteen clock hours of continuing education approved by the Alabama Real Estate Commission. These courses must be completed by September 30 of every even numbered year.

Continuing Education Requirements for Salespersons

Salespersons must complete:

• One mandatory 3 hour course titled “Risk Management: Initial Contact to Accepted Offer”• Twelve additional hours of approved elective continuing education courses

Continuing education helps real estate professionals stay informed on legal updates, compliance requirements, ethics, contracts, and best practices throughout their careers.
